Project Solutions Inc. is seeking a seasoned (On-Site) Project Manager for a high-profile project at the Speaker Nancy Pelosi Federal Building in San Francisco, CA.As part of our dynamic team, you'll have the opportunity to contribute to a significant landmark project and work alongside a diverse group of talented professionals. Our commitment to fostering a positive and inclusive work environment ensures that your career growth is supported at every step.This role is contingent upon award.Salary Range: $90,000-$130,000 DOEPeriod of Performance: 21.3 monthsProject/Position Overview:The General Services Administration (GSA) intends to renovate and modernize 45,510 USF federal tenant space on floors 2 through 6 at the Speaker Nancy Pelosi Federal Building (SNPFB). The renovation and reconfiguration of space requires demolition, interior construction, plumbing, electrical, lighting, HVAC, fire protection, and audio/video. The construction project also includes relocation services as well as furniture, fixtures, and equipment (FF&E). The planned project delivery is Design-Bid-Build (DBB) with a separate contract for construction services.Responsibilities and Duties:

  • Leads project management, ensuring all aspects of project planning, execution, and delivery, ensuring adherence to project goals, timelines, and budgets.
  • Develops and maintains project schedules, including the Integrated Master Project Schedule (IMP).
  • Manages project budgets and costs.
  • Maintains accurate project records.
  • Utilizes the GSA's PMIS for project tracking and information management.
  • Identifies and mitigates risks. Facilitate collaboration with project stakeholders.
  • Reviews and approves drawings and contract changes.
  • Assists the government with design and construction oversight.
  • Provides technical assistance and support to the Contracting Officer (CO) during construction.
  • Reads, interprets, and understands the construction contract plans and specifications.
  • Coordinates project communications and facilitates meetings, including weekly meetings at the project site.
  • Documents issues encountered and problems experienced with the CO.
  • Reviews the contractor's baseline and progress schedules.
  • Understands and documents inspections during and post-construction, as well as mock-up inspections.
  • Inspects the work of the construction contractor for progress, workmanship, quality, and conformance with contract documents, applicable building codes, and safety standards.
  • Delivers reports, reviews, evaluations, design work, etc., to the CO.
  • Review and process Construction Contractor's Requests for Information (RFIs) and assist in resolution, draft response, tracking, and follow-up.Education and Experience:
    • Bachelor's degree in architecture, engineering, construction management, or related field from an accredited university; OR 10 years of management experience in the construction management field; or a combination of education and experience deemed acceptable to the hiring authority.
    • Experience in developing and maintaining complex, long-term, multi-year project management activities, including:
      • Developing and controlling budgets and funding strategies.
      • Scheduling and coordination of project interactions among existing and occupied facilities.
      • Managing interdisciplinary teams of professionals and supporting labor categories.
      • Integrating competing and/or conflicting elements into the planning and execution processes so that project requirements flow smoothly.
      • Familiarity with Federal and local government office building projects, with procedural requirements, review requirements, and approval requirements.
      • Experience in preparing correspondence, written reports, and briefing clients and management personnel.
      • Basic knowledge of building science fundamentals.
      • Knowledge and experience in construction practices including industry standards, regulations or codes, cost breakdown, estimating and negotiating, and technical writing.
      • Knowledge of local and national codes.
      • Knowledge of construction means and methods.
      • Familiarity with modern construction products (quality, uses, and applications).
      • Knowledge of software including Kahua, Microsoft Project, Word, Excel, and Primavera or equivalent scheduling software, review submittals, RFI's, and transmission of digital progress photos.Skills and Certifications
        • Certified Construction Manager (CCM) from the Construction Management Association of America (CMAA) preferred.
        • OSHA 30-hour construction safety training preferred.
        • Excellent written and verbal communication, problem-solving, and conflict resolution skills.
        • Ability to multi-task and prioritize in a fast-paced work environment.
        • Ability to maintain a valid driver's license.
        • Ability to perform and evaluate engineering economic analyses, evaluate proper systems to meet scope requirements, and verify the adequacy of all building systems.
        • Ability to interpret Architectural/Engineering plans and specifications.Working Conditions:The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. To ensure safety, the Project Manager must be capable of wearing personal protective equipment, including hard hats, safety glasses, and steel-toed boots.
